About the Builders
Steed Properties, Ltd. • Josh Steed, President
Josh Steed has been in the real estate business for over 20 years since graduating from Vanderbilt University. Josh worked for 6 years with the commercial real estate firm of Branch & Associates, Ltd. While working for Branch, he focused primarily on tenant improvements, retail, office and industrial development, property management and investor relations. In 1991, Josh then went to work with the residential developer, Jim Cowart. Josh says, “Mr. Cowart helped me understand that timely communication with the customer is the builder’s most important function.”
Josh’s philosophy is to provide the best possible product, in the best possible location for the best possible price. Josh focuses on quality construction , design and attention to detail. Steed Properties has built homes in Jim Cowart, Inc. neighborhoods in the following communities: Linfield, Amberfield and Glen Abbey. Recent projects: Parc St. James, Dunwoody; Madaline Manor, Atlanta; Magnolia Park, Atlanta.
Josh is a charter builder in the newest Cowart Berkow Development, Kimball Estates in Alpharetta GA. He is also a member of the Atlanta Home Builders Association, and a Certified Professional Homebuilder. Josh, a native Atlantan, is active in his community and married with three children.
Tom Nail Builders, Inc. • Tom Nail, President

As a native Atlantan, Tom has a great appreciation for the advances I home architecture in the metro area. He understands that the lifestyles of today’s families have dictated a very functional design while highlighting the classic beauty of this region’s architecture.
After earning a BBA degree at the Unity of Georgia, Tom enjoyed a successful career with Delta Air Lines, Inc. prior to beginning his current career as a homebuilder. Tom focuses on building custom homes in the $500,000 to $1,000,000 range, where he is able to devote detailed attention each day to every home. His most recent projects include: The Ridge, N. Fulton County; Hamilton Mill, Gwinnett County; Creekstone Estates, S. Forsyth, The Manor Golf & Country Club, N. Fulton.
Tom is a Certified Professional Homebuilder and a member of the Greater Atlanta Home Builders Association. He is recently featured on Home & Garden Television “Dream Builders” episode. Tom is a participant in the EarthCraft House program and was a recipient of the 2003 Greater Atlanta Home Builders Association Silver Professionalism Award. Most recently, Tom received the prestigious 2006 CPHB 100% Customer Service Award.
The SAW Companies, Inc. • Steven A.Williams, President
Steven A. Williams, President and Founder of The SAW Companies, Inc. began working in the construction industry at the age of 14 for Coakley & Williams, Inc. (a commercial builders/developer/hotel management company based in the Washington DC area). He worked every aspect of the construction business throughout his college years. In 1984, upon graduating from Colorado State University with a degree in Business Marketing, he returned to the Washington DC area to further his career with Coakley & Williams, Inc. He was involved in many aspects of the firm including project management, hotel management, property management, cost estimating, commercial construction and marketing.
In the summer of 1993, he relocated to Atlanta, Georgia to pursue other opportunities. The residential market was growing and he realized the need for a premier residential builder. After researching the market, Steve started purchasing foreclosure properties in need of major renovation. In 1996, he began building custom homes throughout the metropolitan Atlanta area, Alpharetta, Atlanta, Buckhead, Dunwoody and Roswell.
In 2002, The SAW Companies, Inc. began acquiring properties and developing residential communities. “We are committed to the details of providing the best quality home for the right price in the market place.
